Paragraph 84 of the National Planning Policy Framework allows for new, isolated homes in the countryside if they represent “exceptional” or “ground-breaking” design, significantly enhance their setting, or are highly sustainable.

Proposals require extensive evidence that the scheme goes beyond standard architectural approaches and delivers measurable environmental, aesthetic, and contextual benefits. Proposals must be of high quality, respond sensitively to the landscape, use innovative materials or construction methods, and achieve outstanding levels of energy efficiency.

Thereafter, structured, fixed-price fee quotations are prepared for consideration; clients can thereby be assured that the projected fee outlay is known from the outset.
